It grew as a business park, then a university precinct, then — from the 2000s onward and faster after the rail line opened — as a dense band of apartment buildings along Waterloo Road, Herring Road, Talavera Road and the streets between them.

The housing is almost entirely apartments, in buildings ranging from mid-rise blocks of a few storeys to substantial towers. The residents are predominantly renters: students at the university, staff and researchers, and employees of the companies in the business park. When the person paying is not the person showering, the brief changes in specific ways.

Durability over fashion. The bathroom will be cleaned by a series of different people with a series of different products. A quality porcelain tile, a solid-surface or porcelain top rather than anything that swells, a robust toilet with parts still in supply in a decade, and tapware from a range whose cartridges will still exist.

Fewer things to report as faulty. A single fixed glass panel rather than a framed enclosure. Full-height tiling with no painted band above it to grow mould. A wall-faced or wall-hung pan so there is no crevice at the floor. Less to scrub is less to argue about at the end of a tenancy.

Extraction that works properly. Most mould complaints in rented apartments trace back to a fan that is undersized, poorly ducted, or on a switch nobody uses. A correctly sized fan on a run-on timer is the single cheapest way to avoid a dispute.

Neutral, because the market is broad. A plain palette photographs well for a listing and appeals across a wide tenant pool. One point of interest is enough.

Buildings that are organised, and why that helps

Apartment buildings of this vintage are run properly, and their requirements are written down. Expect a document covering permitted hours, the nominated service lift and how to book it, the loading dock and how long a vehicle may stay, protection of lobbies and corridors, where waste goes, and what insurance and licence details have to be lodged first. A building manager coordinates it.

Owners sometimes read that list as friction. In practice it is the opposite: clear rules mean the program can be built accurately in advance, which is exactly what you need when a vacancy is costing money. It is a far easier environment than a 1960s walk-up where nobody can tell you when jackhammering is allowed.

Deciding how much to do

Apartments here fall into two broad cases, and the judgement is worth making deliberately.

The membrane and layout are sound. Then the money goes into what is visible and what fails: shower glass, tapware, vanity and mirror, lighting, extraction, and tiling where it is dated or damaged. The floor may not be touched at all. This is a shorter program, which matters when the unit is vacant.

Something has moved, failed or has to change. A hob is coming out, a floor waste is shifting, a wall is being opened, or there is evidence of water where it should not be. Then the room goes back to slab, the falls are corrected, and a new membrane is laid and documented. Half measures here are how a small problem becomes a claim on a neighbour's ceiling.

Student-let apartments specifically

Around the university precinct a lot of stock is let by the room or to groups of students, and it takes a hard life: heavy use, high turnover, and cleaning that varies.

The practical responses are unglamorous. Choose a floor tile with genuine slip resistance for wet feet, not a polished one. Use a shower screen with as little hardware as possible. Fit a robust toilet seat that can be replaced in five minutes. Avoid open shelving that fills with abandoned bottles. And plan the extraction for a bathroom that will see four showers in a morning with the door shut.
