What to tell us

  • Suburb and building type. A 1968 walk-up in West Ryde, a 2014 tower in Meadowbank, a post-war brick house in Denistone and a villa in Eastwood are four different jobs before anyone looks at the bathroom.
  • Which floor, and is there a lift? This changes the program, the site costs and the largest single item that can physically reach your door.
  • Roughly when the building went up. Anything before 1990 means an asbestos test before demolition.
  • Strata or not. If it is strata, your strata manager's name helps us judge what the approval process will involve. If you already have the by-laws or renovation guidelines, even better.
  • Which room. Main bathroom, ensuite, laundry, or more than one.
  • Rough size. "About 1.7 by 2.4 metres" is plenty to start with.
  • What bothers you most. A cramped shower, no storage, a black corner in the ceiling, a leak, or simply that it has not been touched since it was built.
  • Photos. Two or three from the doorway, plus one of the ceiling and one looking down at the floor waste, save a great deal of description.

Why the measure comes first

The price of a bathroom here is set by things that cannot be seen in a photograph: how thick the old mortar bed is, whether there is any membrane at all, where the stack runs and whether the floor waste can move, how rubble will leave a third-floor flat with no lift, and what a pre-1990 test finds.

A measure takes under an hour and costs nothing. Even before the quote arrives you will have a clearer idea of what the room can and cannot do — including, sometimes, that the change you had in mind is not available, which is worth knowing early.

Two things are worth doing before we speak, because they set your realistic start date:

  • Ask your strata manager for the by-laws and any renovation guidelines the building has
  • Find out when the committee or the owners next meet
